2). Remove clutter to visually enlarge the room.

While knickknacks on shelves and counters are fun, it will shock you how much bigger a room looks when they are gone! If you have any furniture you don’t use or overpowers a room, remove it. Bedrooms, living rooms, kitchens, etc. will seem much larger without anything sitting around in them.

6). Freshen up your bathrooms.

Have fresh, clean towels folded and hanging in the bathroom on any towel racks. Choose a fun, decorative soap to have near the sinks, and keep the counters clear. Choose a neutral rug for the floors and make sure any tile has been wiped down. Give bathtubs and showers good thorough bleaching and check the drains to be sure they are clear!

7). Paint all your walls a neutral color.

Choosing neutrals for wall colors is an easy way to brighten the rooms in your home and make them look bigger. It also provides a clean slate for homebuyers to envision their decorations on!

1). Keep your yard maintained and clean at all times.

Make sure the grass has been mowed and raked, update any landscaping that is overgrown, and make sure your front porch and driveway are clear of any clutter.

3).  Take down any family photos/personal wall decor.

While we love seeing your family footprint and memories throughout your home, new buyers often have a hard time seeing past them. They are trying to visualize THEIR family in your home with THEIR personal style and if their agent does not know how to properly coach them to see past any decor, they can dismiss your home without actually seeing the layout that might fit their family’s needs. 

4). Keep your home dusted, vacuumed, and swept at all times.

We know this can be a lot to keep up with, but one of the #1 turn-offs for a homebuyer is a “dirty home”.  When they see dusty baseboards or crumbs all throughout the kitchen, people can assume a home is not well kept up with and forget that people still live there, when in reality it may have just been a busy night for your and your family.

5). Highlight your dining room/eat-in area.

Set your dining table and/or breakfast table with place settings and a nice candle. Nothing feels as welcoming as a charming dinner table!

8). Remove all pet smells and/or smoke odors.

Having your carpets professionally cleaned can help remove pet odors, as well as keeping any furry family members at a friend’s house during the showing period.

9). Create a positive environment!

Turn on all lights, day or night, and install higher wattage light bulbs to show off your home brightly. Play some cheery music in the background, bake some cookies beforehand for a nice homey scent, and make sure all draperies are open and shades pulled up. A joyful ambiance subconsciously attracts buyers to feel at home when they walk through your house.
